“I’m a builder by trade and I built this myself as my own home. The whole story behind it was I wanted to create a different house – luxury and contemporary at the same time,” said Mr Rasouli, a property agent with Illustrated Properties – Mitchell.
“I believe that when it’s quality versus quantity, quality always speaks for itself.”
Mr Rasouli embarked on the project four years ago, working with architect Tomi Milin to design every element of the home before he took up the tools himself for 15 months of construction with his company Modern Constructions. It was completed in 2018.
“I wanted to create some different elements,” Mr Rasouli said. “I wanted to bring different elements like herringbone timbers, brass detailing, 20mm benchtops. I concreted the staircase so it’s something different.
“Because the house is sitting right on Molongolo River and Black Mountain, I wanted to capture the views from every angle of the house.”
Set on a 994sqm corner block, the two-storey home has more than 425sqm of internal living space and includes several high-end features such as a theatre room, secluded study and heated swimming pool.
Making the most of its north-facing aspect, the floorplan offers a multitude of living rooms including two alfresco areas, an upper-level terrace and internal courtyard. There is also a custom-designed sunken lounge and formal dining area.
The private cinema is equipped with recliner chairs and a sound system.

High-tech features include zoned air-conditioning and smart home automation linking the blinds, lighting, irrigation system, speaker and camera systems; as well as inground hydronic heating on the ground floor and under tile heating in the wet areas upstairs.
Outside, the swimming pool is solar heated with a back-up gas heater and offers a self-cleaning function. There is an outdoor shower nearby.
In addition, the 72sqm garage is spacious enough to accommodate three vehicles.
Mr Rasouli will take the Coombs property to auction on 1 August at 11.30am.
