The family who owned the former Lord Mayor’s pub in Swords, Co Dublin, are selling it with planning permission for 134 apartments and agents Knight Frank are quoting more than €5.5m for the ready-to-go site.
Closed since 2019, the former pub site is situated in a prominent location in Swords town centre at the junction of Ward River Valley Park and Main Street. The lands now for sale extend to approximately 3.4 acres (1.4 hectares) and encompass the vacant pub, its car park and a large area of undeveloped land.
In 2023 the family were granted planning permission for the demolition of the current buildings to provide for an attractively designed, 134-unit apartment scheme comprising 59 one-bedroom apartments, 67 two-bedroom apartments and eight three-bedroom apartments over four blocks, with communal storage areas, crèche, communal gym and five commercial units.
The apartment blocks are designed around a south-facing central courtyard with a connection to Ward Valley Park which provides a significant open space amenity for future residents. This linear park on the banks of the Ward River south of Swords town covers an area of about 220 acres between Swords town centre and Knocksedan Bridge. Its amenities include viewing points, picnic sites and sports pitches. Swords town is the county town for Fingal and under the Fingal Development Plan the majority of the Lord Mayor’s site is zoned Major Town Centre, with a small parcel zoned HA, High Amenity.
