WOODBRIDGE – Another self-storage facility may be coming to town, this time on East Smith Street in a residential rehabilitation zone subject to the Main Street Rehabilitation and Transit Village Plan.

Applicant Aaron Gonzales/Jaclyn Anne LLC is seeking a use variance, minor site plan approval and bulk variances to operate the facility with parking and other improvements in two vacant buildings located at 292 East Smith St., according to public documents.

The township Zoning Board of Adjustment is scheduled to hear the application on March 7.

The applicant is seeking a use variance because self-storage facilities are not a permitted use in the zone. Woodbridge already has about five self-storage facilities in town.

The applicant also is seeking relief from several pre-existing nonconforming conditions such as minimum front yard setback where 5 feet is required and 0.2 and 0.7 feet exist and minimum side yard setback where 10 feet is required and 0.7 feet and 3.6 feet exist, the public documents say.

Variances are being sought to have less than one street tree for every 50 feet, as seven trees are required and five trees are proposed. Relief also is being sought to have less than one tree for every 1,000 square feet of impervious coverage as five trees are required and no trees are planned.

Other relief is being sought related to off-street parking, the width of the commercial driveway, how close the pavement is to the property line, undersized loading spaces and landscaping.
