Krisis Properti, Harga Rumah di China Makin Anjlok!

Bisnis.com, JAKARTA – Harga rumah di China terus menunjukkan tren penurunan sepanjang kuartal I/2024. Posisi tersebut tak lain imbas dari adanya krisis properti yang sedang melanda negara tersebut.

Melansir laporan Bloomberg, Selasa (16/4/2024), harga rumah baru pada 70 kota di China, tidak termasuk perumahan yang disubsidi pemerintah, turun 2,7% secara tahunan (year-on-year/yoy) pada Maret 2024.

Tren penurunan harga rumah di China pada Maret 2024 tersebut bahkan lebih buruk dibandingkan Februari 2024 yakni sebesar 1,9%.

Sementara itu, harga rumah second atau bekas juga turun 5,9% secara tahunan, memburuk dari 5,2% di bulan Januari dan turun serentak di 70 kota.

“Mereka [harga rumah untuk tangan kedua] turun 0,53% secara bulanan. Posisi ini membaik bila dibandingkan dengan penurunan 0,62% di bulan Februari,” tulis laporan Bloomberg, dikutip Selasa (16/4/2024).

Dalam laporannya, penurunan harga rumah tersebut kian memburuk bila dibandingkan dengan tahun-tahun sebelumnya. Kendati demikian, kemerosotan harga rumah yang tengah berlangsung selama bertahun-tahun di China itu belum mencapai titik terendah.

Merosotnya harga rumah di China bukan tanpa alasan, kekhawatiran akan nilai rumah, apartemen yang belum selesai dibangun, dan prospek ekonomi yang tidak menentu membuat para pembeli menahan diri hingga memupuskan harapan akan adanya rebound pada tahun ini.

Bahkan, sektor properti dilaporkan menjadi salah satu penghambat terbesar pertumbuhan ekonomi di China. Penurunan investasi pengembangan real estate bahkan melebar menjadi 9,5% di kuartal pertama dari 9% di dua bulan pertama sepanjang 2024.

Alhasil, prospek harga yang lemah telah membebani penjualan residensial, yang turun 30,7% pada kuartal terakhir dari tahun sebelumnya. Keuntungan yang dikumpulkan oleh para pengembang properti juga dilaporkan menyusut 26%.

Salah satu contoh pengembang yang menjadi korban ambruknya pasar properti China yakni Vanke Co. Di mana, saat ini Vanke tengah mendapat dukungan pemerintah untuk menyelamatkan sisi likuiditas perusahaan dalam melunasi utang obligasi yang dimilikinya.

Untuk keluar dari jurang tersebut, saat ini Vanke tengah  mempersiapkan paket aset senilai sekitar 130 miliar yuan ($18 miliar) atau sekitar Rp291,43 triliun (Asumsi kurs: Rp16.200) untuk digunakan sebagai jaminan mencari pinjaman bank baru.

Sejalan dengan hal itu, para pemimpin tertinggi China semakin khawatir akan krisis properti dan ekonomi yang lesu. Sejumlah bank pelat merah China juga saat ini tengah didorong untuk memberikan kredit guna menyambung napas para pengembang di negeri tirai bambu tersebut.

Terlebih, saat ini para pengembang di China dikabarkan defisit atau kekurangan dana hingga 4 triliun yuan (US$553 miliar) atau sekitar Rp8.962 triliun
