Au niveau belge, les prix immobiliers médians ont continué de croître en 2023 mais dans une moindre mesure que l’année précédente, relève Statbel. Ainsi, les prix médians des maisons de type fermé ou demi-fermé (c’est-à-dire de deux ou trois façades) ont augmenté de 2%, à 260.000 euros. Les maisons dites “ouvertes”, soit quatre façades, ont progressé de 2,5%, à 369.000 euros. Pour un appartement, le prix médian s’élève à 239.000 euros, en hausse de 3,9%.

En Wallonie et à Bruxelles

Ces chiffres cachent cependant de fortes disparités régionales, avec la capitale la plus onéreuse, la Wallonie la moins chère et la Flandre entre les deux mais qui a connu la plus forte hausse de prix l’an dernier.

Dans la Région de Bruxelles-Capitale, le prix médian d’une maison mitoyenne s’élève ainsi à 495.000 euros (+0,8%). 2023 a connu une baisse de 18,9% du prix médian des maisons ouvertes, pour lesquelles il fallait tout de même débourser 932.500 euros. Le prix médian des appartements a atteint 256.500 euros (+0,8%).

Au sud du pays, le prix médian d’une maison mitoyenne était de 176.000 euros (+0,6%) et d’une maison ouverte de 290.000 euros (inchangé).

Le prix médian des appartements a, lui, crû de 2,9% pour atteindre 180.000 euros. Acquérir un appartement devient ainsi plus cher qu’une maison de type fermé ou semi-fermé.

En Flandre

C’est en Flandre que la hausse des prix immobiliers a été la plus forte. Le prix médian des maisons mitoyennes a augmenté de 4,6% à 298.120 euros tandis que celui des maisons ouvertes a atteint 410.000 euros, en croissance de 3,8%. Le prix médian d’un appartement a atteint 245.000 euros (+4,3%).
