The former hotel in Newquay is to be redeveloped into homes by Acorn Property

A former hotel in Newquay that closed three years ago is to be demolished and the site used to build new homes. Independent property developers Acorn Property Group have exchanged contracts to redevelop ‘Hotel California’ and its grounds.

The property, which is five minutes’ walk from Fistral Beach, will be turned into 20 modern apartments and four new houses.

Planning permission is already approved and demolition works are scheduled to start when the sale of the site is completed in July. Construction of the new homes is expected to begin by the end of the year.

All houses and apartments will have modern green energy efficiency measures as the developer looks to target an EPC Rating of A – the most efficient level in the energy efficiency rating system. Green initiatives planned will include ground source heat pumps, high performance window systems, solar PV panels and electric vehicle charging facilities. Highly insulate construction methods will also be employed during the build process.

Plans also include private outside spaces, car parking at basement and ground level, as well as surf and bike stores, and external showers. The new homes will have direct water access via a private path through the grounds to the Gannel Estuary, the developers said.

Stuart Brereton, regional managing director for Cornwall and Devon for Acorn Property Group, said: “We are absolutely thrilled to be able to redevelop this site, with its prime location set on the Pentire Headland. After years of hard work and much anticipation by our team, we can finally look to deliver this stylish development that offers the best in coastal living.

“Our plans will deliver a development where all the apartments and houses benefit from the beautiful scenic views this part of Cornwall has to offer, along with a modern and stylish fit-out that delivers inspiring living.”
