House prices continue to rise across the area

Cambridgeshire might not be the cheapest place to live in but many people are still keen to move to the area. Families tend to look for quality schools for children, places to eat and drink as well as activities to take part in.

New figures have now revealed where homes sold the fastest in the county last year. The data was released by property agents Zoopla, providing a ranking of each district.

Cambridge was found to be the fastest selling area, with homes listed for an average of 34 days. It also recorded the shortest time on the market across a five-year average at 31 days.

Many homebuyers are drawn to its historic architecture, including the college buildings, the wide range of open spaces such as Parker’s Piece and Jesus Green, activities such as punting on the River Cam and the relatively easy commute to London.

Some of the properties for sale range in price, with a seven-bed detached house on Shaftesbury Road listed in December 2023 up for sale for £5,750,000. On the other end of the scale, a one-bedroom property on Haig Court in Chesterton is up for £65,000, reduced from its original price in November 2023.

Huntingdonshire followed closely behind with properties listed for 38 days in 2023 and 36 days over the last five years. Homes were marketed for prices as low as £65,000, many of them enjoying views over the Hartford Marina, with the district also being recognised for its historic places of interest, including Houghton Mill and the Cromwell Museum.

In the last seven days, 21 homes in around Huntingdon have been placed on the market. The lowest was a one bed flat on George Street for £110,000 while the most expensive was as four bed detached bungalow in The Thorpe, Hemingford Grey for £750,000.

South Cambridgeshire was named as the county’s third most in-demand area for homebuyers overall. Last year, homes spent around 42 days on the market, a week longer than the five-year average.

The time it takes to sell a home in Fenland has also slowed by three days, taking 46 days on average to sell compared to the five-year average of 43 days. Ailsworth near Peterborough experienced a significant fall in prices – by 21.5 per cent to £419,000 in the 12 months to October 2023.

East Cambridgeshire was ranked as the least in-demand area for homebuyers in the county, with properties taking 60 days to sell in 2023. It also had the largest gap between last year and the five-year average, with the latter being 42 days.
