Living in the 'first car-free neighborhood in the U.S.' for $1,472 a month

Since moving to this all walkable community I feel like I've definitely gotten a lot more out of my comfort zone. I was always the one that would avoid all contact with people like go straight to my apartment don't see anybody. But here I actually I want to talk to my neighbors and I'm a lot more happier because of that. My name is Jada Stratman, I am 25 years old. I live in a carless neighborhood here in Tempe, AZ and I pay $1472.00 a month for a live workspace. I was very intrigued by the concept here just because it's an apartment that they turned into a retail space and I was very intrigued. I was looking for a space anyways. I was like this is perfect. I'm able to actually have a retail front facing shop to like the public and also make money out of my apartment. I moved into this live workspace in February of 2024. Utilities are not included in our rent. It is separate. I pay about $70.00 for just my standard utilities like water, gas, trash and the Internet is separate. It's $70.00 a month. So move into the live workspaces. They do require security deposit, so I had to pay $1000 upfront to even secure like the application and everything ready. Hi, I'm Ryan Johnson, the CEO of cul-de-sac and this is cul-de-sac Tempe, the first car free neighborhood built from scratch in the US Today we have 180 residents that ultimately will have 1000. Our apartments are studios up to three bedrooms. They start at about 1400 and then they go up to the high twos for the biggest units. Currently we have 35 buildings that are open and full. We have another 25 buildings that are under construction now and start opening later this year. Most Americans want to live in a walkable neighbourhood, but far too few do because we've stopped building walkable neighbourhoods since the advent of the car. But we're building those again, starting with Cul-de-sac Tempe, and this has become the reference project for how to build walkable neighbourhoods successfully in the US in the Twenty 20s. I would say cul-de-sac. They're not against cars, they're just against car dependency. There's like nearby apartment complexes that do open their parking lots to us as well, which is super nice. We do still have like a parking lot for visitors to visit, whether like they're visiting the shop or the residents have visitors over. We all get this electric bike and it is worth $1000. We get that for free. We have everything from a rideshare, We have rental cars, we have bikes, we have light rails. The one we're actually going to be taking right now is the Waymo. So this is actually an upcoming one throughout the West Coast. We have lift as well as 15% off through cul-de-sac as being a resident. So we're currently in one of the self driving rideshare cars called Waymo. It's super cool. I've I actually use this on like an everyday basis whenever I need to like go get groceries. We do get 20% off as a resident. Since moving here, I have actually become less dependent on my vehicle, although I use it for business purposes. My honestly everyday life, day-to-day task is honestly within reach. Hi, welcome to my apartment. So we have my living room space here. I converted it into a candle making studio where people can come in and make candles from scratch. And then to the right of me is where my kitchen is. And so just to give that separation of just know my normal life, I have my kitchen behind these curtains here and I actually just slide them over whenever I need to access my kitchen. So past my kitchen here is my second entrance. It's my back patio door and this is where I like to hang out. This is my check in counter where my guests would come in. They'd check in for the reservations to make candles. So over here is where I have my curtains and this actually separates my studio and my living space. I have my bedroom and my bathroom back here. So to the right here is my bathroom. Oh, it's just a bathroom. So this is the washer and dryer unit you kind of have to like it's a really tight squeeze kind of have to wiggle here full size, which is amazing also like my utility items as well like where I keep everything through these stores is my bedroom. This is where I like to go and it unwinds after a very long day and over here is these really nice barn doors. I'm obsessed with these. The closet is huge, It has with the amount of space I would need, it's perfect for me. I have like 2 dressers. I have clothes I can fit like storage and everything. So we do have quite a few amenities here on property. We have like a pool, we have a full equipped gym which is super nice. We have so many different shops here. It's like a plant store. We have a clothing store, a thrift store, we have even a Korean markets. We have a restaurant here, we have a wine and coffee bar, and there's so many things that are being added. It's delicious. Yeah. Having a live workspace at cul-de-sac has actually saved me a lot of money. If you were to go out and get like a commercial retail space, you'd be honestly spending a couple grand on just the space and your your separate living space as well. So have it integrated into one has been so helpful, especially for a small business owner who's not making thousands of dollars. I started Write Canada Co about four years ago, so it was mainly just an online business. Since opening my live workspace to the public has at first it was a bit like uncomfortable just having so many people in my living space. But over time I've gotten really used to it. I'm actually really excited for people to come and like make candles be creative. Depending on how much my business takes off, I do plan on staying here for a few years, potentially even moving into a larger like retail space here as well and just having that separation if I do get point, which I hope I will. So I've always grown up so introverted and just to myself. So just coming here and making meeting all the friendly people that I have met and the connections that I made is why I chose where to say.
