
In the first months of the year, households receive the annual assessment for municipal housing costs in their (digital) letterbox. This shows the new WOZ value of their home. An average home is worth €316,000 before taxes this year; an increase of 9% compared to €290,000 in 2021. The increase in value per home or municipality can deviate significantly from the national average. The new WOZ value is based on the value of the home on January 1, 2021.
Check your WOZ value
The WOZ value of a home is the basis for, among other things, the property tax (ozb), the water board costs and the notional rental value. If the WOZ value is too high, these assessments are also too high. That is why it is important to check whether the WOZ value determined by the municipality is correct. On average, every €10,000 reduction in this amount results in an annual saving of €50.
Everyone can check the WOZ value of his or her home in various ways and make use of the free WOZ check. The check provides an indication of whether it makes sense to object to the WOZ value.
New measuring method
This year, municipalities are required to determine the WOZ value based on the surface area of the home. Previously, they were also allowed to base these on the contents of a house. In addition to the average increase, the WOZ value can also be influenced by this new measurement method. The Home Owners Association therefore recommends checking the WOZ assessment extra carefully this year: check all data and compare your WOZ value with comparable homes.
Objecting to a WOZ value that is too high
If a homeowner believes that his WOZ value is too high or too low, he can object. A high WOZ value can in some cases also be favorable for a lower mortgage interest rate, or when the house is sold.
Housing costs vary widely between municipalities
The property tax (ozb) paid by homeowners will rise by an average of 2.5% this year. Many municipalities are compensating for the sharply increased WOZ value with a lower tax percentage, as the sample of the Home Owners Association of 106 municipalities in December last year already showed. The increases can vary widely from one municipality to the next, because each municipality determines its own property tax rate.
