Sydney auctions: Luxury house sets new North Ryde suburb record after hot auction

North Ryde has seen its suburb record broken for the third time this year after a luxury house sold at auction on Saturday for $3.43 million.

The price was $330,000 over the price and $630,000 more than the guide set at the start of the campaign.

The virtual auction of 15 Wilson St attracted 24 bidders who placed bids at rapid pace for majority of the event.

It was one of the 797 auctions that took place across the city on the second Saturday in-person auctions were banned under “stay at home orders” in place for Greater Sydney.

CoreLogic reveals the $3.43 million sale price surpassed the former $3.35 million suburb record set by 17 Schumack St in May.

The North Ryde benchmark was also broken in January with the $3.05 million sale of 39 Beswick Ave.

Belle Property Ryde’s Phillip Allison said the vendors were thrilled with the result after they had nearly accepted a $2.6 million offer in January.

“They had received an off market offer from another agent in January and came to us to see if the should accept it,” he said.

“We told them not to and now they are very glad they went to auction.”

An original house previously stood on the site until the vendors paid $1.55 million to knock it down and undertake a rebuild.

Mr Allison said the suburb record result showed that buyers had not been put off by the lockdown in place across Sydney.

“There is a lot of confidence in the market with so many buyers still looking to buy at the moment,” he said.

In Kings Langley, a five-bedroom house sold for above the reserve at $1.48 million in an auction that attracted eight bidders. It sold to a buyer who went from watching the auction to registering to bid just before the gavel fell.

Auctioneer Stu Benson said the current lockdown had not caused any negative impacts as what was seen last year.

“Buyers are also behaving so much differently right now compared to the NSW lockdown of May and April 2020,” he said.

“Knowing there are millions of vaccines on the way which will usher us back to our ’new normal’ before too long, neither sellers nor buyers are pausing their property journeys.”

The Tobias Pl property was sold by Corie Sciberras of Sciberras Group.
