La Belgique achète 23 immeubles de bureaux à la Commission européenne

L’État belge, par l’intermédiaire de la Société Fédérale de Participations et d’Investissement (SFPIM), a acheté 23 immeubles de bureaux bruxellois à la Commission européenne, a-t-il annoncé lundi. Le fonds belge Cityforward, créé par la SFPIM et Ethias, convertira 21 de ces immeubles du quartier européen, soit 300.000 mètres carrés, en bureaux durables (70%), commerces, équipements publics et logements (30%). Ces derniers permettront de doubler, à terme, le nombre de familles au cœur du quartier européen.

Le coût total de l’acquisition et des travaux de transformation est estimé à près de 2 milliards d’euros. Cityforward, géré par la société bruxello-anversoise Whitewood, a rassemblé les fonds nécessaires auprès de divers investisseurs, dont finance&invest.brussels et Ethias.

Le projet vise à répondre à la “forte demande” de bureaux et de logements durables dans le quartier européen. Ainsi, approximativement 750 à 800 appartements neufs seront apportés au quartier grâce à ce projet. Les premiers permis devraient être obtenus en 2026 et dès 2028, les premiers nouveaux résidents et occupants de bureaux pourront emménager dans ces espaces.

“Grâce à cette transformation, nous renforçons la position de notre capitale en tant que cœur de l’Europe et répondons à la forte demande de diversification et de logements supplémentaires dans le quartier européen”, a souligné Laurence Bovy, présidente du Conseil d’administration de la SFPIM.

Cette nouvelle acquisition permettra également à la Commission européenne “de s’installer de manière pérenne dans des bâtiments durables à la pointe de la technologie. D’autre part, il favorisera l’arrivée de nouveaux habitants, grâce à la réintroduction de logements de qualité à prix abordables et la création de nouveaux services – comme une école ou encore des commerces de proximité – pour répondre à leurs besoins”, a renchéri Philippe Lallemand, CEO d’Ethias.
