Over the last few years, Noida has emerged as an important hub for IT firms, startups and electronics companies, rivalling Bengaluru and Hyderabad.

The city has attracted large technology firms like IBM, TCS, and Accenture as well as electronics majors like Samsung. Many more are in the pipeline.

Proximity to Delhi, good infrastructure, availability of talent and affordable cost of living along with a big boost from the Uttar Pradesh government for businesses have been some reasons for its rise in recent years.

Consider this: As per official government estimates, the number of mobile phone manufacturing units in the country has increased to over 250 now from just two in 2014.

Noida alone has attracted 90-plus handset manufacturing facilities.

Companies such as Oppo,

, Samsung and Lava are some of the electronics majors that have set up large mobile manufacturing units in the region and are expanding further.

According to IT industry body Nasscom, there are 190 IT companies headquartered in Uttar Pradesh, employing between 3,00,000 and 350,000 people, with a significant number in Noida itself.

Apart from IT and electronics, Noida and Greater Noida are also emerging as a big hub for data centres.

Santhosh Kumar, vice chairman of Anarock group, told ET that the UP government’s efforts to attract investments are likely to bode well for both Noida and Greater Noida.

“The government has already proposed to make it simpler for companies/investors to acquire land within one kilometre of the state’s expressway. All these moves along with various infra projects including the Jewar international airport will ultimately benefit real estate markets in both Noida and Greater Noida,” he said.

While Bengaluru and Hyderabad were frontrunners in office leasing space in FY21, Noida commercial space also gained ground amidst the Covid-19 pandemic, Kumar added.

As per research by Anarock, the average monthly rentals for Grade A office space presently in Noida is around Rs 47 per square foot, whereas it is Rs 78 per sq ft across the entire national capital region.

The trends indicate that out of the total net absorption of Grade A office space in NCR, Noida’s share is rising – from 31% in FY20 to 39% in FY21.

In terms of new office completions as well, the city’s share has also risen in the period – from 24% in FY20 to nearly 30% in FY21.

“In fact, the pandemic has proved to be a boon for the city. Fairly affordable rentals, particularly in comparison to its immediate counterpart Gurugram, UP government’s favourable policies to attract businesses and investments, and the Haryana government’s move to reserve 75% jobs in the private sector for locals, have been the major factors favouring Noida,” he added.

Apart from the existing infrastructure, several upcoming projects in the region are expected to further increase the attractiveness of Noida, Greater Noida and Yamuna Expressway as a business destination.

Some of the marque projects that are under way and being spearheaded by the UP government are the upcoming international airport at Jewar, and a heliport in the public-private-partnership (PPP) mode, along with several other big-ticket projects such as a Film City, multi-modal logistics hub and international transport hub in Greater Noida.

After the government led by chief minister Yogi Adityanath unveiled the Uttar Pradesh Electronics Manufacturing Policy-2017, Rs 20,000 crore worth of investments have been received in the IT sector from close to 30 big companies.

The government subsequently declared Noida, Greater Noida and Yamuna Expressway areas as ‘Electronics Manufacturing Zones’ to further boost investments in the region, given the increased interest from companies.

For instance, five foreign companies have come forward to invest in the integrated industrial Township coming up in Greater Noida. The companies include the likes of Haier Electronics, Formi Mobiles, Satkriti Infotainment, Chenfeng (LED company) and J World Electronics, and will invest more than Rs 3,700 crore in total.

The Greater Noida area has received investments worth Rs 26,530 crore in the past four and a half years. These investments have created jobs for 71,500 people, in which 40% local youth are also getting employment in 391 factories.
