GLASSBORO — The row of residential communities along Route 322 would stretch a little closer to neighboring Monroe Township under a townhomes proposal.

That section of Route 322, or East High Street, is outlined in a recent Glassboro redevelopment plan as good for more housing. The municipal Planning Board on Jan. 8 ruled favorably on the developer’s site plan. The availability of access to recreation, including a nearby park, drew questions.

Straga Court is the suggested name for 54 townhomes proposed for 401 East High Street, by the developer. The rental units, spread among nine buildings, will have three bedrooms and individual garages. An electric vehicle charging station is included, as New Jersey law requires.

The plan for the roughly 8-acre property, adjacent to Mazzeo Drive, retains at least 50 percent of the lot as “open space.”

According to the plans, the townhomes would have water and sewerage utilities extended to them. A street also would be constructed, all utilities run underground, and 159 parking spaces provided.

The developer bought the property in October 2022 from Pitman residents Barry and Winifred Straga. Its borders are Route 322 to the south, Mantua Creek to the north, and High Street Estates to the west.

The proposal notes more than half of Glassboro’s current housing stock is more than 50 years old.

The applicant was 401 East High Street Partners QOZB LLC.

Update: The project received planning approval at the Jan. 8. board hearing.
