Plans have been lodged to build more than 460 new apartments in Birmingham in a project reaching 37 storeys.

Moda Living is leading phase two of the New Garden Square project in Edgbaston to create 462 units to rent on land off Hagley Road.

It is part of wider plans at the site which has already seen work to build 398 apartments to rent, due for completion later this year, with the long-term aim of constructing around 1,600 new homes.

These latest designs, submitted in partnership with landowner Calthorpe Estates, include apartments ranging from one to three bedrooms and amenities such as a roof terrace, 24-hour gym, co-working space and resident lounges, along with 230 new cycle parking spaces.

There are also plans for £6 million worth of public realm, retail space and a range of cafés and bars across 11 acres of land bordered by Hagley Road and Beaufort Road.

Harrogate-based developer and operator Moda Living is the same company behind the 42-storey Mercian project, which opened in Broad Street in 2022, while work is well under way on its huge regeneration of Ludgate Hill Car Park in the Jewellery Quarter.

That project will see a trio of blocks ranging from six to 39 storeys and containing 722 apartments constructed on the former city council car park.

A further 995 new apartments are also planned at the ‘Stone Yard’ site in Digbeth after Moda Living acquired the project last summer in a joint venture with finance group Aviva Capital Partners.

Moda Living’s planning and engagement director James Blakey said: “These plans represent a huge step forward for the next phase of the New Garden Square masterplan, bringing us closer to delivering additional much-needed, high-quality new homes for Edgbaston with substantial public space next to Edgbaston Village metro station.

“Our partnership working with Calthorpe Estates, the local community and our investors and stakeholders plus Birmingham City Council will deliver something that is transformational not just for Edgbaston and Birmingham but also for the wider Midlands region.”
