A small development of new homes nestled in a neat row in a popular part of Bray have come on the market for up to €845,000, raising the eyebrows of residents in the town who were taken aback by the prices on social media.
Comprising just nine three and four-bedroom family homes, Claren Court off Killarney Road, is organised across three distinctive buildings, with the three three-bed, two-storey homes priced at €635,000 and the four-bed, three storey homes ranging from €830,000 to €845,000.
The development “maximises architectural design while harmonizing with the natural landscape, creating a chic and exclusive community. All homes have private entrances, with no compromise on quality in the specification and finish,” the agents, Dillon Marshall Property Consultants, state.
The finish is immaculate on the A2-rated homes, which come with air-to-water heat pump and mechanical extract system, and underfloor heating throughout the ground floor. Large format tiles are installed in the wet rooms and there is high-quality flooring to the downstairs living spaces. The kitchen is a distinctive contemporary design and there are painted doors and frames in shaker style.
While the prices may be a little eye-watering, they are not far off the mark of what was predicted by property experts at the start of the year, when the Irish Independent’s ‘How much is your house worth’ survey estimated prices for an average three-bed semi, in north Wicklow towns, would rise by 3pc to €600,000.
Also at the start of this year, the national Residential Property Price Index (RPPI) showed homes increased by 5.4pc in the 12 months to January 2024, with prices in Dublin rising by 4.5pc and prices outside Dublin up by 6.1pc.
The median price of residential properties sold in A98 Bray, where Claren Court is located, was €462,500 in January this year.
“Situated in a highly desirable location near the sea and surrounded by the amenities of Bray, Dublin, and the scenic beauty of Wicklow, the lifestyle offered by Claren Court is unparalleled. Nestled in the tranquil setting of Killarney Road in Bray, this 0.3 Ha site, developed by Kalidone Developments Ltd,” the agents say, combines a “mature sylvan environment with modern living.”
While this coveted area of Bray is indeed mature, unfortunately, the choice of local amenities listed are too mature, with Shelby’s Brasserie, The Tower Bistro, Campo De-Fiori and The Barracuda Restaurant all now long consigned to history.
Homes number one and number five are currently reserved.
