“집 안 팔리고 세입자도 못구해”…지난달 아파트 입주율 ‘뚝’

지난 4월 전국의 아파트 입주율이 전월 대비 5%포인트 하락한 것으로 나타났습니다. 기존 주택 매각의 어려움과 함께 세입자 미확보가 입주율 하락의 주요 원인으로 조사됐습니다.

오늘(10일) 주택산업연구원(주산연)이 주택사업자를 대상으로 설문조사한 결과, 지난 4월 전국 아파트 입주율은 63.4%로 전월 대비 5%포인트 하락했습니다.

수도권은 77.6%로 3.0%포인트 하락했고, 5대 광역시는 62.5%로 8.4%포인트 내렸습니다. 기타 지역도 58.8%로 3.2%포인트 내려 수도권과 지방 모두 아파트 입주율이 하락한 것으로 나타났습니다.

수도권에서는 지역별로 입주율이 엇갈렸습니다. 서울은 86.2%로 1.0%포인트 상승했지만, 인천·경기권은 5.0%포인트 내린 73.3%를 나타냈습니다.

지방에서는 대구·부산·경상권이 57.0%로 2017년 6월 이래 가장 낮은 입주율을 기록했습니다.

미입주 사유로는 ‘기존 주택 매각 지연’과 ‘세입자 미확보’가 나란히 33.9%로 집계되며 가장 큰 비중을 차지했습니다.

‘잔금대출 미확보’는 21.4%, ‘분양권 매도 지연’은 3.6%로 각각 조사됐습니다.

특히 세입자 미확보 비중은 지난 1월 14.9%, 2월 16.1%, 3월 23.6% 등 올해 들어 상승하는 추세입니다.

주산연은 “신규 아파트 분양가 상승에 따라 전세가도 높은 편이어서 이를 감당할 수 있는 세입자 확보에 어려움이 있다”고 밝혔습니다.

아울러 기준금리 인하 기대감이 꺾이면서 은행권 가계대출 금리가 다시 오름세를 보여 세입자 미확보 요인 비중이 당분간 상승세를 지속할 것으로 전망했습니다.
