Tujuan diselenggarakannya Public Expose ini adalah untuk memberikan gambaran kinerja Perseroan dan tantangan yang dihadapi oleh Perseroan di tahun 2023, serta prospek usaha Perseroan di tahun 2024.

REPUBLIKA.CO.ID, JAKARTA — PT Modernland Realty Tbk. (“Perseroan”) menggelar acara Public Expose, bertempat di Modern Golf & Country Club, Kota Modern, Tangerang, Jum’at (8/12/2023). Acara Public Expose Perseroan dihadiri oleh jajaran Direksi, Komisaris dan Manajemen.

Tujuan diselenggarakannya Public Expose ini adalah untuk memberikan gambaran kinerja Perseroan dan tantangan yang dihadapi oleh Perseroan di tahun 2023, serta prospek usaha Perseroan di tahun 2024. 

Dharma Mitra, Direktur Perseroan dalam pemaparannya menjelaskan, pertumbuhan ekonomi Indonesia tetap kuat di tengah ketidakpastian kondisi perekonomian global. Data Badan Pusat Statistik (BPS) menunjukkan pertumbuhan ekonomi Indonesia kuartal III 2023 tetap tumbuh kuat sebesar 4,94 persen (yoy), meskipun sedikit melambat dari pertumbuhan pada triwulan sebelumnya yang sebesar 5,17 persen (yoy). Ke depan pertumbuhan ekonomi akan didukung oleh permintaan domestik, baik konsumsi swasta dan Pemerintah, maupun investasi. Dengan perkembangan tersebut, Bank Indonesia memperkirakan pertumbuhan ekonomi 2023 tetap pada kisaran 4,5 – 5,3 persen.

Menurut hasil Survei Harga Properti Residensial Bank Indonesia (BI), harga properti residensial di pasar primer secara tahunan meningkat pada kuartal III 2023. Indeks Harga Properti Residensial (IHPR) kuartal III 2023 tumbuh sebesar 1,96 persen secara tahunan, lebih tinggi dari pertumbuhan di kuartal II 2023 yang sebesar 1,92 persen secara tahunan. 

Pertumbuhan IHPR tersebut terutama ditopang oleh kenaikan harga rumah tipe besar sebesar 1,70 persen secara tahunan, lebih tinggi dari kenaikan pada kuartal II 2023 yang sebesar 1,49 persen secara tahunan. Sementara itu, kenaikan harga rumah tipe kecil dan tipe menengah relatif mendekati pertumbuhan pada triwulan sebelumnya, Masing-masing meningkat sebesar 2,11 persen dan 2,44 persen secara tahunan pada kuartal III 2023, lebih rendah dari 2,22 persen dan 2,72 persen secara tahunan pada kuartal II 2023. 

Meskipun harga properti mengalami kenaikan, penjualan properti residensial di pasar primer pada kuartal III 2023 masih belum pulih. Penjualan properti residensial masih terkontraksi sebesar 6,59 persen secara tahunan pada kuartal III 2023. Meskipun demikian, kinerja penjualan properti, khususnya rumah tapak, diperkirakan akan membaik di kuartal IV 2023 dan di tahun 2024. 

Kinerja Keuangan

Mengenai Kinerja Keuangan Perseroan hingga 30 September 2023, sebagaimana diungkapkan Herman, Direktur Perseroan, dalam sembilan bulan tahun ini, Perseroan berhasil membukukan Pendapatan sebesar Rp 782,76 miliar yaitu mengalami peningkatan sebesar Rp 168,2 miliar atau 27,37 persen dibandingkan dengan periode yang sama pada tahun sebelumnya sebesar Rp614,56 miliar. 

Sementara (Rugi) Laba Bersih, hingga 30 September 2023, Perseroan membukukan rugi bersih sebesar Rp 63,33 miliar, dimana mengalami penurunan sebesar Rp 297,84 miliar atau 127,01 persen bila dibandingkan dengan laba bersih pada periode yang sama tahun sebelumnya sebesar Rp 234,51 miliar. Penurunan ini disebabkan adanya pendapatan atas penebusan sebagian utang obligasi luar negeri pada periode yang sama tahun sebelumnya.

Untuk Kinerja Pemasaran dan Prospek Usaha Perseroan, diungkapkan oleh Fetrizal Bobby Heryunda, Direktur Perseroan, dimana Perseroan membukukan Marketing Sales sebesar Rp 1 triliun hingga kuartal III-2023, pencapaian ini merupakan 60 persen dari target penjualan non bulk-sales. Adapun segmen residensial membukukan Rp822,49 miliar, meningkat 141 persen year-on-year. 

Kontribusi penjualan didominasi oleh Jakarta Garden City yang meluncurkan The Essence Alamanda & Zebrina pada bulan Juli 2023. Selain itu, pada bulan September 2023, Perseroan juga melakukan soft-launched super cluster, yaitu Great Britania di proyek Modernland Cilejit yang mendapatkan animo positif dari market, dimana new cluster ini memiliki desain façade yang berbeda dari cluster-cluster pendahulunya.
